What does a 10-minute catchment really tell you?

Quite a lot — but only if you ask the right questions.
Catchments defined by travel time are commonly used in retail, property, and public service planning. But a 10-minute radius on its own doesn’t mean much until you look deeper:
- Who actually lives or works within that zone?
- What services, competitors, or constraints exist?
- How does population density change at different times of day?
- What’s just outside that boundary — and does it matter?
It’s easy to assume two 10-minute zones are similar because they cover the same time or distance. In reality, they can vary significantly in demographics, land use, and commercial potential.
Understanding those differences can be the edge between a good decision and a missed opportunity.
